**Why
you need an effective Post Closing Letter**
An
effective post closing letter is extremely important in
establishing the foundation for your client, now referral
member, in happily bringing you easy to convert leads. As you
know, referrals from past clients are much more likely to be
converted to new clients than any other leads. After all, your
past clients have first hand knowledge of your performance and
their endorsement is, therefore, highly respected. Keeping the
client happy up to and through closing is just the starting
point in establishing your client as an effective referral
member. The post closing letter is the next step in establishing
this important foundation. The essential elements which should
be included in an effective post closing letter include:
Formal/written thank you -
Your letter should begin with a warm and sincere thank you to
your client for placing his/her confidence in you and choosing you to
serve as his/her agent.
Request feedback on your performance
- I know many agents have difficulty in requesting feedback
on their performance, especially from their customers/clients,
but they are by far the best source of input. You should
understand most of your clients will happily provide performance
feedback. Your request shows that you respect and appreciate
their input and that you continuously strive to improve your
performance. I provide along with the FREE post closing letter
and highly effective Performance Feedback Questionnaire.
Calm any fears about the client's recent
home purchase - If the arrangement involved the
purchase of a home, you should include some verbiage which would
address any potential "buyer's remorse". Typically any large
purchase is followed by doubts. A simple statement, such as; "I
believe you made an excellent choice in your home selection, and
I am confident your family will be happy in your new home for
many years to come."
Clearly state you are always available to
address any questions/concerns
- Far too many agents
"leave" their clients after the closing. As you have probably
noted from my web site material, it is critical you keep in
touch and reinforce your availability with your referral member
base. But, there are effective ways, and not so effective ways,
to keep in touch with your past clients and other referral
members. My web site will outline how you can "effectively" keep
in touch with your referral members.
Provide a list of "post closing" services
you provide - This is really an expansion of the
above item. This is where you outline specific areas where you
are in a position to provide help. It is an extremely
important element which is explained further after you
access the FREE post closing letter.
Statement that you will be sending future
informative information
- As you will note in my web
site, you can truly distinguish yourself from the "rest of the
crowd (of real estate agents)" by continuously communicating
with your referral members and providing them with useful and
informative material. You will see that I strongly suggest the
free informative material be centered on the subjects of
home and family.
Politely request the client/referral
member help in bringing you new clients
- By all
means take the opportunity to "politely" request your
client/referral member spread the word about you and your
availability to help others in their home sale/purchase. If you
continue to "serve" your past clients, they will be happy to
spread the good word!
You
will note my FREE post closing letter incorporates all of the
